John Lloyd and David Masika established Lloyd Masika Ltd in 1979 at Norfolk Towers, Kijabe Street, Nairobi. In its initial years, its core business was valuation. As the company grew, it diversified into estate management and estate agency, both commercial and residential.

Today, Lloyd Masika is the leading valuation and property management company in Kenya. The Company has five Directors and one consultant, all Kenyans, a dedicated workforce and a large clientele which include large Industrial and Manufacturing Firms, Banks, Insurance companies, Agro based companies, Parastatals, Embassies and Hotels.

Products and Services

The duties of this department include:

    * Letting of residential properties

    * Selling of Residential properties

    * Identifying properties for our clients for purposes of purchasing and renting

    * Rental Assessments

    * Rental Surveys

1. Commercial

The commercial department strives to let properties to the suitable tenants at optimum rents and to sell properties at the best prevailing in the market. This is done through: -

The department provides services in:

(i) Letting

(ii) Lease Renewals/Reviews

(iii) Rental negotiations

(iv) Sales and acquisition of properties on behalf of clients

(v) Advice on lease administration, market conditions and feasibility studies

2. Management

The main duties of the department is to provide clients (landlords/tenants) with the following services:

' Preparation of budgets

' Rent & service charge collection

' Monthly/Quarterly/yearly statements of accounts

' Preparation of comprehensive property reports every quarter and end year

' Administration of all services in buildings, including negotiation of maintenance contracts

' Attending to tenants' issues

3. Valuation and Consultancy

Lloyd Masika Limited is dedicated to providing an impartial, credible and well researched opinion on the value of assets which are the intended subject of a financial or insurable transaction or where such assets are required to be realized to the maximum advantage of owners.

The functions of this department are:

(a) To carry out appraisals for fixed and movable assets, including land and developments, plant and machinery, furniture and fittings.

(b) To carry out feasibility studies on proposed developments in order to maximize returns from the development.

(c) To carry out investments' assessment, so as to advise on the highest possible returns.

The objectives are as follows:

(a) To collect, interpret and analyze data, in order to produce quality valuations.

(b) To liaise with other professions and institutions, to keep abreast with the changing trends in the market.

(c) To train and motivate staff to efficiency in order to sustain continuity and goodwill in our relationship with clients.

(d) To interact with our clients and seek new clients, in order to sustain and obtain new assignments.

(e) To keep abreast with changing technology, to embrace new valuation techniques and report writing.
